YOUR GUIDE TO A SUCCESSFUL PROJECT:
 

  • Obtain quotes from more than one builder and make sure they understand exactly what you require.
  • Ensure that you have sufficient funds available for the entire project and check when funds will be required required e.g. At commencement, weekly, monthly etc.
  • Always choose a builder with proven experience in what you are requiring.
  • Take up references and assure yourself that your builder is the right one for the job and will meet your project requirements.
  • Use a contract, based on the submitted quote, sign this before work begins, or alternatively, agree to a daily rate which may be suitable for small jobs or emergency work.
  • Make sure your builder has unhindered access to the site and is able to get machinery to site.
  • Ensure you provide acces to a water supply for mixing cement, concrete, mortar etc.
  • Ensure you provide acces to an electricity supply, for electric tools.
  • If you would prefer that your builders do not use your toilet facilities, then ask if they would hire-in temporary toilet facilities.
     

During the Project:

  • If you have any issues or worries about the project discuss them at that point and do not wait until the end
  • Remember that extras, or changes to plans or agreed work, will add time and cost to the project, so try to keep these to a minimum and instruct your builder in writing about all and any variations to the specified work and agree additional costs and timings.
  • When you are required to make a decision, or select a product and finish, ensure you know how long you have to fulfil this and ensure that you do so in the time scales - a builder waiting for you to decide on tiles, flooring or wall finishes will delay the build project and increase the cost to you.
  • Make all agreed stage payments and/or upfront payments promptly.
     

It’s Finished:

  • There are always finishing-off things that need attention, known as ‘snagging’, so always report any defects to your builder promptly and in writing for your builder to correct at an agreed time.
  • Settle your builder’s final account promptly.
  • If you are happy with their work, let them know, offer them a letter of recommendation or Testimonial.
